Our Process

Remodeling & Design Process

Our clear and straightforward design process keeps things progressing seamlessly during your remodeling or design project.

We make it a priority to deliver the highest quality craftsmanship within your budget as well as on time. For every project we take on, we strive to complete the design without delays and cost overruns so you can have peace of mind.

Our main goal is to provide you with a beautiful home that you love, without all the headache and hassle that often comes with a remodeling project. Rest assured that your project is in good hands with The Loft. Read more about our step-by-step process below.

01.

Project Discovery

The discovery phase of our process begins with a phone call to discuss initial thoughts for your home remodel or design project. We will be asking experience driven questions designed to acquire the information we need to build a foundation for a successful remodel.

During this call you can expect to answer questions regarding how long you've been in your home, how long you plan on staying there, your budget, your ideas, and more. The more information you can provide during this discovery call, the smoother everything else will be moving forward.

02.

First Meeting

During this meeting, we will discuss the project in more detail to make sure we are crystal clear on your vision. We will discuss your budget again to ensure that what you wish to accomplish can be done within your financial guidelines.

If you decide to move forward with the project, we will sign a preliminary remodel agreement. This agreement will include a refundable deposit that will be applied to the project's final payment when the job is completed. We will also begin taking detailed measurements of the room or rooms involved in the remodel.

We will also discuss design options and services during this meeting. We will review our design agreement and collect a required retainer fee for the design services. At this point, we will set up a private Pinterest board that we can use to refine all of your design ideas.

03.

Design Meetings

At this point in the project, our design expert, Tammy, will meet with you to finalize design choices and complete the design contract based on those choices. Oftentimes, we will have multiple design meetings to go over finished product choices and make more decisions as needed.

04.

Project Timeline

During this meeting, we will discuss the project timeline based on design choices and materials.

We will also finalize the remodeling contract and collect a downpayment consisting of the total materials costs plus one third of the labor costs.

05.

Permits & Approvals

Now it's time for us to obtain all the necessary permits from the local municipality or county, where applicable. We will also apply for any HOA approvals that may be needed.

Once the needed permits and approvals have been received, the project can begin!

06.

Project Start

It's now time to start the project! We will meet with you to go over the project one more time. We will purchase all of the materials needed for the project and have them delivered to the work site.

Once materials are ordered, we will begin preparing the work area. This process includes installing plastic barriers, builder boards, and zipper doors wherever needed to isolate the work area from the rest of the home.

After separating the work area, we will have a dumpster delivered, perform all needed demolition, and install framing, plumbing, and electrical rough-ins.

07.

Inspection

As soon as all the rough-in work has been completed, we will schedule an inspection with the appropriate municipality. While waiting for inspections to be completed, we will have insulation delivered onsite.

During this time, we will also meet with you to answer any questions on progress, budget, and schedule expectations.

08.

Rebuilding

Once all inspections have been completed, we will install insulation and schedule an insulation inspection.

During this phase of the project, will will install drywall, finish products, complete all necessary painting, and clean up.

We will then schedule a final inspection with the municipality.

09.

Final Walk-through

Our final stage of the remodel is a meeting with you for a walk-through and to address any issues that may arise.

Our final walk-through is designed to make sure that you are happy with the completed product and approve of all work done.

10.

Project Complete

Congratulations! Your remodel project is now complete. The final step in this process is for you to sit back, relax, and enjoy your new, beautiful home!
